It can be exhausting for anyone to keep a home ready to show for an extended period of time. That’s why with my extensive marketing plan, and the ’right’ selling price, I will reduce your time on the market and keep the inconvenience to a minimum period of time.
You Make The Final Decision
My initial priority is extensive marketing to gain the attention of a large group of buyers for your home. Your job is to accept the best, most acceptable offer for you.
Getting Started
After deciding to hire me, I’ll begin right away by preparing a CMA (Comparative/Competitive Market Analysis) so we can list your house at the current market value. We need to be sure not to overprice or underprice your property.
Once we’ve agreed upon a price that is agreeable to you, and we’ve completed filling out the Listing Agreement, I get to work. This includes:
- Interior & exterior digital photos taken and 360 degree virtual tours where possible.
- Property listed on MLS.ca, FindCalgary.com as well as other sites
- Property Feature sheet is prepared as part of a Property Presentation for potential purchasers.
- Electronic Lock Box is placed at the property to allow Realtors easy access when showing your home. The "Call Before Viewing" feature on the lock box means that other Realtors will have to call me first to schedule, giving us time to prepare the house before the viewing.
- Order land titles, mortgage verification, tax verification, condo docs (if applicable, fees may apply)
- Order a Real Property Report if you don’t have a recent one (fees may apply)
- Home Inspection is ordered (if applicable, fees may apply)
- Order a home staging company to highlight your homes best features (if applicable, fees may apply)
